Asset Manager Full-Time

Leading Commercial Property Solutions Provider is looking for a vibrant Asset Manager to look after a portfolio of Commercial Assets. The ideal incumbent will be responsible for the strategic management of a diverse portfolio of owned, leased commercial offices and retail assets within the region:

Requirements:

• A degree in Real Estate or related Commercial Real Estate qualifications;
• Fluent in English & Portuguese;
• 5-year Commercial Property Management experience;
• Awareness of Risk Management in a Corporate Real Estate environment;
• Excellent communication (verbal & written) and Negotiation skills, and strong business acumen.

Overview:

• Ensure investment growth and a maximum income of Property through effective property management and asset control;
• Building and presenting business cases relating to property transactions, tenant movement, vacancies and new development within the region;
• Collaborate with team members in Property to ensure flawless and seamless delivery of projects and that Key Performance Indicators are met.

Risk and Governance:

• Ensure that all Asset Management (AM) activities are delivered in line within stated standards & procedures;
• Monitor, escalate and mitigate risks within the client’s operational risk framework.

Reporting:

• Provide weekly/monthly reporting to internal stakeholders and clients
• Monitoring of turnover and monthly income/expenses analysis

Operations Management:

Coordinates and manages third party service provider and vendors with daily interaction

• Responds to emergency call-outs to ensure best possible uptime
• The day-to-day running of:
  • Technical facilities and operations
  • High-level equipment

Assumes responsibility for ensuring the efficient and cost-effective administration of all operations

• Develops and implements a diligent safety plan;
• Completes financial forecasting duties, and generates and updates schedules for building expenditure;
• Creates safety awareness and trains staff on Health and Safety as and when required;
• Ensures compliance with legal regulations. Completes regular Occupational Health and Safety inspections and updates monthly reports as and when required.

Assumes responsibility for related duties as and when required

• Ensures that work area is clean, well maintained and secured.
• Completes special projects as assigned
